The flat is your private sphere, protected under Art. 13 GG and § 123 BGB. The landlord may not simply enter — they need your consent or a court order (e.g. under § 541 BGB for unauthorised subletting). Viewings, works or sale appointments require concrete advance notice with a date and purpose.
